Commercial Real Estate

Welcome to Cawley Chicago. We are suburban Chicago’s dominant submarket specialist in commercial real estate; we help business and property owners understand and create value. Founded in 1998, we have completed transactions totaling over $1 billion.

It’s common for business owners to outsource non-core functions like accounting, legal and payroll because they recognize the expertise as well as the time/money saved by using a third-party professional. Hiring Cawley Chicago as your exclusive broker is no different. As your exclusive office tenant representation broker, Cawley Chicago’s mandate is to identify the optimal office deal for you by utilizing in depth market knowledge, transaction expertise and negotiation skills.

Cawley Chicago does not charge the Tenant for this type of representation. Similar to buying a home with representaion, in commercial leases the Landlord pays the fee which is already built into the rent structure. Tenants do not save this fee  by representing themselves. This fee will not be returned to them in the form of discounted rent. The reality is that the fee budgeted for a tenant’s broker is either kept by the Landlord or paid to the owner’s broker. Additionally, Cawley Chicago will identify a selection of quality spaces that satisfy your criteria and explore multiple deals simultaneously.  The “broker lingo” can become cumbersome and time consuming to someone not in the business.

Cawley Chicago can also help when it’s time to renew or restructure your lease. When a business negotiates a lease renewal without a tenant representation broker, it can signal to a Landlord that you do not intend to move and might not be aware of competitive market offerings.  By using a broker the Landlord is put on notice that the tenant is well informed and considering relocation. This will result in a more aggressive offer from the Landlord.

Cawley Chicago is an industry leader in client experience.  We go the extra mile to serve our client.   Below is a quick look at the typical office relocation:

  • Review space requirements, budget and relocation calendar
  • Analyze current market rents, incentives and space availability
  • Conduct in-depth research and locate qualified properties
  • Schedule inspection tours with key personnel
  • Identify target properties and create a short list
  • Request proposals and space plans from the short list
  • Focus on the top space, negotiate an LOI and move to lease.
  • Negotiate the lease.
  • Contact FF&E vendors
  • Prepare for the move
